Make a decision. Call. Text. Email. Fax. Whatever. Take action and potentially be debt free and be able to make a fresh start. Foreclosure will haunt you for 7-8+ years and you may have to explain why you didn't help yourself out by short selling to future employers, current employers and potentially future creditors.
(and a quick FYI... even if you plan on filing bankruptcy, did you know that lenders are making appeals more often now to have themselves NOT INCLUDED in your bankruptcy!! What does that mean?? "SHORT SALE? THE BANK'S NOT GETTING ANOTHER DIME FROM ME!!"

Uh oh. Homeowner I personally visited actually thought he would have to pay for a short sale. Still some blaring misunderstandings out there about short sales, even among Realtors, astoundingly.

A small percentage of folks still not listening to logical sense. Stopped @ a house today where foreclosure has been filed. Approached gentleman and asked what he was doing to prevent the pending action. He gruffly said "Nothing. I'm PO'd and the bank's not getting a dime from me. I'm filing bankruptcy."
Told me the reason he's filing is because of the mortgage debt. I have successfully negotiated with his lender and have a 99% success rate in getting full deficiency waivers with approved short sale. I explained that he could avoid foreclosure and potentially walk away free of the bad debt. AND all at no cost to him (keeping with his desire to not give the bank another dime). OTHERWISE, he files bankruptcy (costing him $$, and indirectly giving the lender many dimes, having foreclosure on his record which could cost him future and current job opportunities (yep, even current employers have fired people who foreclosed, potentially costing him many dimes, again), and still being legally liable for the property until it sells as auction. YIKES!).

His response: "I'm done talking. Screw the bank."
My thought: "Nope. The bank is screwing you, and you're too emotional to see this clearly."

Shame, really.

Don't be blinded by irrational anger and emotionally clouded judgement. Get out from under the bank, be free of the debt and collections AND foreclosure on your record.
